NEW DELHI – India’s residential market ended the July–September 2026 quarter on a steady footing. Housing sales across the country’s seven largest cities rose about 3% year-on-year to roughly 1,00,220 units, according to data from property consultant Anarock released on 28 September 2026. Sales were up about 10% compared with the previous quarter, which saw about 90,715 units sold.
The value of homes sold rose about 2% to around ₹1.55 lakh crore, from about ₹1.52 lakh crore a year earlier.
Developers step up launches
New supply grew faster than demand. Developers launched about 1,14,320 units during the quarter, up about 18% from 96,690 units a year ago. Launches in the Mumbai Metropolitan Region (MMR) rose about 27% to around 37,500 units, while Hyderabad’s launches more than doubled to about 18,950 units. Bengaluru added about 17,720 units, up 17%. Launches in the NCR fell about 14%.
City-wise picture
The MMR remained the largest market with about 31,750 units sold, up 5% year-on-year. Bengaluru recorded about 16,670 units, a gain of 12%, and together the two cities accounted for roughly 48% of all sales. Hyderabad posted the fastest annual growth at about 15%, with around 12,970 units sold.
Pune sold about 15,690 units, down 6% year-on-year but up roughly 20% from the previous quarter. The NCR saw about 13,765 units, a marginal 1% decline. Kolkata slipped 4% to about 3,980 units, while Chennai recorded the steepest fall, down 10% to about 5,395 units.
Prices up 7%, inventory up 12%
Average residential prices across the seven cities rose about 7% year-on-year, with the NCR (about 12%) and Bengaluru (about 8%) seeing the sharpest increases. At the same time, unsold inventory rose about 12% year-on-year to nearly 6,30,590 units, a sign that the pace of new launches is outstripping absorption in several markets.
Outlook
Anarock chairman Anuj Puri described demand as resilient, while indicating that growth is likely to be more measured going ahead. The outlook comes after the Reserve Bank of India’s recent repo rate hike, which has raised questions about home-loan affordability, even as the festive season has traditionally lifted buyer sentiment. Analysts say developers’ ability to price launches sensibly and deliver on time will be key to sustaining momentum in the months ahead.
